What's in the report

We dig up as much as can realistically be found about the property — and we always aim to pull the maximum. On a single plot that means dozens of data points cross-checked from more than a dozen public registers, plus targeted research across the open web.

We won't pretend every register is online in every gmina — what we can't confirm, we say plainly and turn into a concrete question to ask. Every line is concrete, sourced and useful.

Frequently asked questions

How long does it take?

Usually 10–15 minutes. We query over a dozen public registers, research the location online, and only then write the report — you get an email when the PDF is ready.

Where does the data come from?

Public national sources — cadastre (EGiB), zoning plans (MPZP), flood and landslide maps, nature-protection registers, utility networks, air quality, police statistics, market listings and many, many more — plus targeted open-web research with sources cited.

Is this legal advice or a survey?

No. The report is a due-diligence briefing: it tells you what public data says, what looks risky, and exactly what to verify with the gmina office, notary or seller before you sign.

What if a register has no data for my plot?

We say so plainly. The report lists what couldn't be confirmed and turns each gap into a concrete question to ask — and we do our best never to fill a gap with guesswork.
